What do buyers review when buying a shopping centre?

Buyers generally review leases and amendments, tenant covenant, arrears, operating expenses, recoveries, lease expiry exposure and capital obligations. Physical condition, environmental matters, title, access, zoning and financing are also important. The scope and timing of due diligence depend on the property and purchase agreement.

Is a grocery-anchored plaza always a better investment?

Not necessarily. An anchor may contribute recurring visits and visibility, but its covenant, lease term, control rights and relationship to other tenants matter. Anchor concentration can also introduce risk. An unanchored property may have a different risk profile rather than simply being inferior.

What is a triple-net lease?

A triple-net lease generally requires the tenant to pay base rent plus certain property taxes, insurance and maintenance or operating expenses. The actual lease controls: exclusions, caps, administrative fees, structural repairs and capital costs can alter what is recoverable. Net leasing does not remove all landlord obligations.

Can a retail plaza be redeveloped?

Potential depends on permitted uses, official-plan policy, zoning, servicing, site configuration, access and municipal approvals. Existing leases, tenant rights and easements may limit timing or feasibility.
