These areas are part of the City of Toronto, not separate GTA municipalities. Retail formats include arterial-road plazas, community shopping centres and mixed-use nodes. Site access, parking and the surrounding residential and employment catchment should be considered property by property.
Mississauga
Mississauga combines established neighbourhoods, employment areas and major commercial corridors. Investors should distinguish a plaza’s local customer role from the draw of nearby larger retail destinations, and review access, tenant fit and municipal planning policy.
Brampton
Brampton’s retail environment serves established and newer residential communities as well as employment areas. Convenience, food and service uses can be important to neighbourhood retail. Actual customer demand and competing locations require local, property-specific investigation.
Vaughan
Vaughan includes established communities, commercial corridors and evolving urban nodes. Visibility, road access, surrounding development and the relationship between neighbourhood retail and larger shopping destinations can influence an acquisition or sale strategy.
Markham & Richmond Hill
These York Region municipalities include diverse neighbourhood retail, mixed-use corridors and employment-related commercial activity. Retail format, customer fit, tenant mix and access may differ materially between nearby sites; citywide assumptions are not a substitute for asset review.
Oakville & Burlington
Halton retail ranges from established main streets to community plazas and larger commercial nodes. A useful review considers the local catchment, parking and walkability, surrounding uses and any planning or heritage considerations that apply to the individual site.
Durham Region
Pickering, Ajax, Whitby and Oshawa include established commercial areas and retail serving surrounding neighbourhoods. Municipal policies, access, servicing and the local role of a plaza should be investigated directly rather than inferred from regional growth narratives.
